Cape Girardeau county property owners to receive reassessment notices

CAPE GIRARDEAU, Mo., (KBSI) — Cape Girardeau County property owners will begin receiving reassessment notices in early June, reflecting changes in property values for the 2025 tax year.

As required by Missouri state statute, the Cape Girardeau County Assessor’s office reassesses real property values every odd-numbered year. The assessor’s office determines the fair market value of locally taxable property as of Jan. 1.

Property valuations are based on site appraisals or mass-appraisal techniques using local market sales data. According to local market data, the median sale price of real property in Cape Girardeau County increased 20% from 2021 to 2025.

An average 5% assessment increase will be applied to most properties, while properties with new construction, improvements or other qualifying changes will receive individual reappraisals. Agricultural land values will remain unchanged, as set by the Missouri State Legislature.

Property owners who disagree with their reassessment can appeal to the Assessor’s office by June 30 or submit a formal appeal to the Board of Equalization by July 14.
