Cape Girardeau County property owners to receive reassessment notices first week of June
CAPE GIRARDEAU COUNTY, Mo., (KBSI) — The Cape Girardeau County Assessor’s office will begin sending out reassessment notices to property owners the first week of June, as required by state statute.
The reassessment process, which occurs every odd-numbered year, aims to establish the fair market value of all locally taxable property as of Jan. 1.
Property valuations are based on site appraisals, local market sales data or mass-appraisal techniques. According to local market data, the median sale price of real property in the county increased 20% from 2021 to 2025.
As a result, the assessor’s office has applied a 5% assessment increase to most properties for 2025. However, properties with new construction, improvements or other qualifying changes will receive individual appraisals.
Agricultural land values will remain unchanged, as they are set by the state legislature.
Property owners who disagree with their new assessment can appeal to the assessor’s office by June 30 or submit a formal appeal to the Board of Equalization by July 14.
